From arranging a viewing to signing the tenancy agreement, we want to make the process of securing your selected property straight-forward.  From the moment you collect your house keys to the moment you hand them back, we will provide a professional and efficient service to see you through your tenancy with us.  

 

We are committed to providing a great experience for you while you are living in our properties. They are all fully licensed and we make sure all our properties are well-maintained, pass all the safety requirements and have up-to-date, good-quality fixtures & furnishings.  We also run an ongoing extensive improvements and re-decorating program for all our properties.

 

 

We have a number of safeguards to cover breakdown emergencies and any maintenance needed during the tenancy.  All our properties are offered in a ‘professionally cleaned’ state which includes carpets, windows and the garden.  We also provide gardening services throughout your tenancy so you can enjoy the outdoor space that comes with the property without having to worry about maintaining it.  

All our properties are regularly inspected & maintained for fire safety and we stay up to date with the required annual servicing, gas & fire safety visits and the five-yearly electrical safety checks as well.

Renting a property jointly is a big responsibility. We want to be clear on how we set up & operate our tenancies with you and you may have some questions on how we work. Here are some of the most frequent questions that we get asked:

At present we only provide student accommodation for undergraduate or post-graduate  students studying at any of the colleges or universities in Bath.

Currently we only rent out complete properties to whole student groups. Occasionally, due to one of the group leaving the property, we will work with the exiting/ remaining tenants to re-rent the available room(s).  

We don’t charge you any set up or administration fees. We don’t charge a holding fee while the paperwork is completed either, so no initial fees. We will request your first month’s rent and deposit at the point the tenancy agreement is signed.  Once the tenancy agreement is signed, the only charges you are liable for are mentioned in the assured shorthold tenancy agreement (AST). 

The rent we quote does NOT include household bills. We do cover the  monthly maintenance for gardening services. However, we are happy to discuss an inclusive rent to cover gas, electricity, water and WIFI.

We need each member of the group to provide their full details, proof of ID, proof of student status and contact details. Each person must have a UK-based guarantor. If not, then we can accept a pre-payment of rent instead. Once guarantees are in place we can sign the tenancy agreement. Your share of the first month’s rent and deposit is then due to be paid. 

We offer a standard  assured shorthold tenancy contract (AST) for a  pre-agreed fixed tenancy term, usually 12 months. The start date varies for each property each year.  Each tenant and their guarantor is jointly and individually liable for any unpaid rent, deposit deductions  or damages incurred during the tenancy. 

Normally we do not reduce rent over the summer unless this has been agreed when setting up the tenancy. 

We always ask for a UK-based guarantor to cover your obligations and specifically to pay any rent arrears or additional charges incurred by you while you are our tenant.  The University of Bath’s scheme is available to eligible students.

We always ask for  a credit check and relevant references before we can finalise the tenancy agreement.  We conduct these checks using a reputable  referencing service. We always get your and your gaurantor’s permission to undertake these checks. 

We are happy to consider a ‘zero’ deposit scheme but everyone in the group has to be accepted by the scheme and pay the required premium.  

We ask for a damage deposit of 5x the weekly rent which is split between the tenants.    

Example: You rent a 4-bed house with a monthly rent of £2,440 per calendar month, split equally at £610 per person per month.

The deposit is calculated based on 12 x the monthly rent divided by 52  weeks (£563) x 5 weeks (£2,815). So the deposit will be £2,815 in total and split equally £703 per person.

We use the Deposit Protection Service (DPS) insured or custodial scheme. This means that we pass over your deposit and it’s held safely by the service until the end of the tenancy. 

We always provide and cover the cost of a detailed professional, third-party check in inventory and check out inventory service at the beginning and end of your tenancy.  You are encouraged to be present at both of these meetings. You will have access to the inventories on line to make any observations or comments.  We use the two inventories as the basis for any deposit deductions.

This does happen from time to time. Although it remains your responsibility to continue to meet your obligations under the agreement, we will work with you to try to find a suitable replacement.
